Town councillors will have their say on plans for a new hotel, pub, restaurant and petrol filling station on the outskirts of Newtown next week.
Plans have been submitted by Melrose Bros Ltd for the development on land off Llanidloes Road, between the college and bypass roundabout.
Newtown Town Council can only submit comments to Powys County Council's planning department on the application and cannot make a decision on it.
Its Economy and Environment Committee will discuss the plans on Monday.
It will be for the county planning officer and Powys county councillors to discuss at the next planning meeting.
The plans were submitted in April and the county's planning committee will consider it at their next meeting.
A pre-planning consultation was held in December last year.
