Demand for agri land remains strong

Demand for good quality agricultural land and farms remains strong in Montgomeryshire, with recent sales seeing a good level of interest, according to one of the region’s chartered surveyors and estate agents.

The demand is mirrored in the price for land, with a recent auction in north Powys seeing prime grassland reaching £9,500 an acre, said Jonathan Evans, a partner at Morris, Marshall and Poole with Norman Lloyd.

“The start to 2018 has seen significantly more land coming on to the market, along with some prime farms. Demand is also high and in addition to interest in the property we are marketing, we are seeing a rise in enquiries for grassland and farms throughout the Mid Wales region and into Shropshire and other neighbouring areas,” he said.

A recent auction at Llangadfan, near Llanfair Caereinion, saw significant interest for nearly 50 acres of roadside land with an agricultural building and concreted yards.

“This was a prime example of the interest currently out there, with prices reaching £9,500 an acre. While prices are dependent on local conditions, it’s reasonable to say conditions are mirrored throughout the region,” added Jonathan.

“Whether a landowner seeking to dispose of or acquire land, the market conditions are good and there are some excellent plots coming to market.”
Strong interest was also confirmed at several recent sales at Meifod near Welshpool; Bettws Cedewain near Newtown and Churchstoke.

A number of sales are on the horizon for further sales and interest is also increasing for grass keeps to let.
